Privacy Policy — The United Mortgage

By using the Services, you agree to the practices described in this Policy.

The United Mortgage is a licensed mortgage brokerage. We do not directly fund or service loans. Instead, we connect applicants with third-party lenders, investors, and financial institutions ("Lending Partners") who may extend, underwrite, and service mortgage credit. Because of this, your information will necessarily be shared with Lending Partners as described below.

1. Information We Collect

a. Information You Provide Directly

When you complete our Loan Quote Survey, contact us, or apply for mortgage financing, we may collect:

  • Contact information: name, phone number, email address, and mailing address
  • Loan and property details: purchase price, down payment amount, estimated home value, mortgage balance, loan-to-value ratio, property type and use, and length of homeownership or intended purchase timeline
  • Financial profile information: self-reported credit score range, employment status, employer-provided benefits, existing mortgage and second mortgage details, late payment history, and prior foreclosure or bankruptcy history
  • Military service status, for purposes of evaluating VA and IRRRL loan eligibility
  • First-time homebuyer status and whether you are working with a real estate agent
  • Any other information you choose to provide in free-text fields, phone calls, emails, or chat conversations with our team

This information is sensitive in nature, and we treat it accordingly. We do not request Social Security numbers, bank account numbers, or government ID numbers through the online survey; those, if needed, are collected later in the loan process through secure, separate channels operated by us or our Lending Partners.

b. Information Collected Automatically

When you visit the Site, we and our service providers automatically collect certain technical information using cookies, pixels, and similar technologies, including:

  • IP address, browser type, device type, and operating system
  • Pages viewed, time spent on pages, links clicked, and referring/exit pages
  • Approximate geographic location derived from IP address
  • Survey progress and form-completion data (e.g., which step of the application you reached)

We use tools such as Google Analytics and advertising pixels (including Meta/Facebook Pixel) to understand how visitors use the Site and to measure and improve our advertising campaigns. These providers may set their own cookies and may combine information collected through the Site with information collected elsewhere. See Section 6 ("Cookies and Advertising") below for more detail and your choices.

c. Information From Other Sources

If you proceed with a loan application, we and our Lending Partners may obtain additional information about you from third parties, including credit reporting agencies, employers, financial institutions, title companies, and public property records, as permitted by law.

2. How We Use Your Information

We use the information we collect to:

  • Respond to your loan quote survey and provide rate estimates or program guidance
  • Match you with, and refer your information to, Lending Partners who may be able to offer suitable loan products
  • Communicate with you about your inquiry or application, including by phone, text message, and email
  • Evaluate eligibility for specific programs (for example, VA IRRRL eligibility, down payment assistance, or PMI requirements)
  • Maintain records as required by mortgage industry recordkeeping and compliance obligations
  • Operate, maintain, and improve the Site and our marketing
  • Detect, investigate, and prevent fraudulent or unauthorized activity
  • Comply with applicable federal and state law

We do not use the financial information you submit through the survey to make algorithmic credit or lending decisions ourselves; lending decisions are made by Lending Partners and licensed loan originators.

3. How We Share Your Information

As a mortgage broker, sharing your information with third parties is a core part of how we operate. We share information as follows:

  • Lending Partners: We share your survey and application information with banks, lenders, and investors so they can evaluate and, if appropriate, offer you loan products. Once shared, a Lending Partner's own privacy policy governs their handling of your information.
  • Service Providers: We share information with vendors who perform services on our behalf, such as website hosting (Webflow), CRM and lead-routing tools, form/survey platforms, email and SMS communication tools, and analytics/advertising providers.
  • Affiliated Personnel: Loan officers and staff associated with The United Mortgage who are involved in processing your inquiry.
  • Legal and Safety: When required to comply with law, regulation, legal process, or government request, or to protect the rights, property, or safety of The United Mortgage, our customers, or others.
  • Business Transfers: In connection with a merger, acquisition, financing, or sale of business assets, subject to standard confidentiality protections.

We do not sell your personal information to unaffiliated third parties for their own independent marketing purposes, and we do not share your information with anyone for purposes unrelated to providing or marketing mortgage-related services without your consent.

4. Your Choices and Rights

a. Communication Preferences

You may opt out of marketing emails by using the unsubscribe link in any email, and you may opt out of marketing text messages by replying STOP. Opting out of marketing communications does not affect communications necessary to service an active application.

b. California Privacy Rights

If you are a California resident, the California Consumer Privacy Act (CCPA), as amended by the California Privacy Rights Act (CPRA), gives you certain rights regarding your personal information, including the right to:

  • Know what personal information we have collected, used, and disclosed about you
  • Request deletion of personal information we hold about you, subject to certain exceptions (for example, information we must retain for legal, regulatory, or recordkeeping purposes related to a loan application)
  • Correct inaccurate personal information
  • Opt out of the "sale" or "sharing" of personal information, including for cross-context behavioral advertising
  • Not be discriminated against for exercising these rights

To exercise these rights, contact us using the information in Section 9. We will verify your identity before fulfilling certain requests. Note that information collected and used in connection with a mortgage application may be subject to retention requirements under the Gramm-Leach-Bliley Act and other financial recordkeeping laws, which can limit or delay deletion.

c. Other State Privacy Rights

Residents of other states with comprehensive privacy laws (such as Colorado, Connecticut, Virginia, or Utah) may have similar rights to access, correct, delete, and opt out of certain processing of their personal information. Contact us to exercise these rights, and we will respond consistent with applicable law.

5. Gramm-Leach-Bliley Act Disclosure

Because The United Mortgage facilitates consumer financial products, certain information you provide may be considered "nonpublic personal information" under the Gramm-Leach-Bliley Act (GLBA) and its implementing Regulation P. We limit our collection, use, and sharing of nonpublic personal information to what is necessary to provide our services, to comply with law, and as otherwise permitted under GLBA. We do not disclose nonpublic personal information about you to nonaffiliated third parties except as permitted by law (such as sharing with Lending Partners to process your application, or with service providers who perform functions on our behalf).

6. Cookies and Advertising

The Site uses cookies, pixels, and similar tracking technologies, including Google Analytics and advertising pixels such as the Meta (Facebook) Pixel, to analyze traffic, measure ad performance, and deliver relevant advertising across other websites and platforms. These technologies may track your activity across our Site and other websites over time.

You can control cookies through your browser settings, and you can opt out of personalized advertising through tools such as the Digital Advertising Alliance's opt-out page, the Network Advertising Initiative's opt-out page, or your Google Ads Settings and Meta Ad Preferences. Disabling cookies may affect how the Site functions.

7. Data Security

We use reasonable administrative, technical, and physical safeguards designed to protect the information you provide. However, no method of transmission over the internet or electronic storage is completely secure, and we cannot guarantee absolute security. You should avoid sending highly sensitive information (such as Social Security numbers or bank account numbers) through unsecured channels like standard email or the public web form.

8. Data Retention

We retain personal information for as long as necessary to fulfill the purposes described in this Policy, including to comply with legal, regulatory, accounting, or reporting obligations applicable to mortgage brokerage activities, after which it is securely deleted or de-identified.

9. Children's Privacy

The Services are not directed to individuals under the age of 18, and we do not knowingly collect personal information from minors. Mortgage and loan products require applicants to be adults under applicable law.

10. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices or for legal, operational, or regulatory reasons. We will post the revised policy with an updated effective date. Material changes will be highlighted as required by law.
